Real Estate 101: What You Need to Know Before Closing

So, you have found the house of your dreams and you think you are ready to initiate the closing process. Before you give your Realtor the thumbs up for finalizing the deal, however, there are a few things you should do in order to protect yourself and make sure you are getting a home that will bring lasting memories rather than turn into a money pit. In fact, there are several different types of inspections that you might want to have completed before you sign any type of agreements. Some of these include:


- Termite inspections

- Dry rot inspections

- Asbestos testing

- Faulty structure inspections

- Roof condition inspections

- Septic tank and well testing


Although getting these various inspections completed can cost you a bit of extra cash, it will be well-worth it to know whether or not you are making a solid investment with the home you are purchasing. In addition, with the right Realtor on your side, you might be able to get the seller to pay all or a portion of all of these inspections as a part of your purchase agreement.


Termite and Dry Rot Inspections


One of the worse problems you can face with a home is a termite infestation or dry rot issues. With these problems, the structure of the home can be severely weakened and it can begin to fall apart. Similarly, getting the home fixed after the wood has been destroyed can be a costly endeavor. As your Realtor to insist that the seller complete a termite inspection and provide a guarantee of the soundness of the structure before you finalize the purchase.


Asbestos Testing


You won’t find asbestos in homes that have been recently constructed, but older homes may still have lingering asbestos. You certainly don’t want to purchase a home with asbestos, as it is very dangerous to your health. Similarly, getting asbestos removed can be quite costly. Therefore, it is important to have your Realtor address this issue, particularly if the home you are purchasing is older.


Faulty Structure Inspections


Just as dry rot and termites can wreak havoc upon your home, having a structure that is inherently flawed will cause a great deal of problems to arise in the future. Similarly, if you have problems with your foundation, the structure of your entire home can be at risk. By working with your Realtor and hiring a professional to inspect the craftsmanship of the structure and foundation, you can be rest assured that your future home will be in great shape for years to come.


Septic Tank and Well Testing


If you are moving into a home that does not have city water and sanitation, you will need to rely upon a septic tank for your waste and a well for your water. Ask your Realtor to have these two items inspected in order to make sure they are in good shape and meet current codes. Although you may have to replace your septic and have a new well dug in the future, you shouldn’t have to do either of these two things too soon. Similarly, they should be space far enough apart from each other to prevent contamination. If not, have your Realtor work out the cost of remedying the problem so that the seller pays either all or part of the cost.

Does America Still Need the Voting Rights Act?

On August 6, 1965 President Lyndon B. Johnson signed one of the most important pieces of legislation in America’s history. For the first time, more than 2.5 million African Americans were able to cast their ballots in elections without fear, intimidation or physical harm. The Voting Rights Act abolished literacy tests, poll taxes, grandfather clauses and all other unnecessary requirements that had prevented African Americans from having their voices heard in American politics.

However in 1965, very few Americans could foresee the day when a person, who would have been unable to vote prior to the Voting Rights Act, would receive enough votes to be elected to the world’s highest office in a country where African Americans are still very much in the minority. As a result of Barack Obama’s election as the 44th President of the United States, many have questioned the need for certain provisions of the Voting Rights Act. The Northwest Austin (Texas) Municipal Utility District Number One, a government board dedicated to providing local services to approximately 3,500 people, has recently appealed to the United States Supreme Court to overturn Section 5 of the act, calling it “the most federally invasive law in existence.”

”The elephant in the room is what to make of the Obama election,” said Columbia law professor Nathaniel Persily. “Does the election of the first African American president undermine the central justification for parts of the Voting Rights Act?”

In April, the U.S. Supreme Court will review a lower court ruling that upheld Section 5 of the Voting Rights Act, which requires all or parts of 16 states with a history of racism, to receive approval before implementing any changes in election procedures. States affected entirely include Alabama, Alaska, Georgia, Louisiana, Mississippi, South Carolina and Texas. States partially affected include California, Florida, Michigan, New Hampshire, New York, North Carolina, Virginia and South Dakota.

However, the local Texas government at the heart of this litigation argues that they have no history of racial discrimination and many believe that America no longer needs such legislation in a “post-racial society.”

But what does Obama’s election actually imply? Has America completely overcome its racist past or is racism still an obstacle to true equality for people of color?

According to defendersonline.org, a whopping 131 million Americans cast their vote for the next commander-in-chief in November 2008, an eight percent increase from the previous election in 2004. Obama received a total of 53 percent of the vote, which was a significant percentage considering the much closer elections in 2000 and 2004.

African Americans constituted 13 percent of voters, up from 11 percent in 2004, while Hispanics made up nine percent of voters, a one percent increase from the previous presidential election. Furthermore, 95 percent of Americans cast their ballot for President-elect Obama and 67 percent of Hispanics voted for the former senator from Illinois. Most impressively, Obama was able to win 43 percent of the White vote, even though Democrat John Kerry was only able to win over 41 percent of the White vote four years earlier.

Nevertheless, White voters were the only demographic that Obama was not able to win majority support. Furthermore, Obama could only muster support from 10 percent of White voters in Alabama. In addition, many Southern White Democrats stated that they would support Republican John McCain because they could not bring themselves to vote for an African American for president.

Consequently, Obama was forced to obtain secret service protection earlier than any other presidential candidate in history because of assassination threats. According to telegraph.co.uk, the secret service has investigated over 500 death threats against the future president.

Prior to accepting the Democratic nomination for president, Tharin Gartrel and Nathan Johnson were arrested in Denver for making assassination threats towards Obama during the Democratic National Convention. According to CBS station KCNC-TV, one suspect said they were “going to shoot Obama from a high vantage point using a rifle … sighted at 750 yards.”

However, in spite of the conflicting evidence of racial advancement, America’s recent election of President-elect Obama has proven that this country has what it takes to unify despite racial differences. The struggles that those from the Civil Rights era endured led to such monumental achievements as the Voting Rights Act and the historic presidential election of 2008. But it remains to be seen if this is proof of a permanent post-racial society or if race will continue play a factor and legislation such as the Voting Rights Act is necessary to ensure equality.

What you need to know about the first time home buyer stimulus

Passed in the Spring of 2009, President Barack Obama’s stimulus package contains some good news for people who want to buy a home but think they aren’t able to. First time homebuyers can receive tax credits to help them get into a home. In addition to providing a tax credit, this bill also allows for grants for first time homebuyers that qualify. The hope is that this stimulus will help boost the economy by encouraging renters to begin buying. In addition to being a helpful bill for first time homebuyers, it will also help support real estate industries.

There is no pre-existing paperwork that you need to file in order to be part of this stimulus program. The tax credit is filed at the end of the fiscal year and if you qualify you’ll receive money back on top of your tax refund. If you end up owing taxes during that year, your owed amount will be deducted from your tax credit.

The first qualification for the program is that you can’t have owned a home within the last 3 years. If you are purchasing a home as part of a couple, neither one of you can have owned a home within the last 3 years. The purchase of your home must fall between January 1, 2009 and December 1, 2009. The closing date of your home purchase must be within these dates. When you purchase during this year you’re eligible for up to $8,000 in the form of a tax credit.

If you purchased a home in between April and December in 2008, you may be able to qualify for another type of tax credit. There was a similar first time homebuyer stimulus bill that was passed in 2008 with slightly different qualifications. The 2008 tax credit had to be repaid, but the 2009 tax credit is yours to keep free and clear.

You’ll also need to meet income requirements in order to qualify for the tax credit. A single homebuyer can make up to $75,000 per year and still qualify. If you are buying a home as a couple, you can make up to $150,000 combined income. Individuals or couples who make more than this may be able to qualify for another type of credit based on another formula.

Additionally, you’ll have to keep the home that you buy under this program for at least three years after applying for the grant. If you end up selling before these three years are up, you’ll have to pay back the tax credit. You must live in the home that you buy as your primary residence. It goes without saying that the home must be within the United States in order to qualify.

Obama’s first time home buyer stimulus plan is a definite incentive to purchase a home, especially in this buyer’s market. Although the stimulus plan is designed to help buyers who were previously unable to purchase a home, you need to make sure that you can fiscally afford a home. In this day and age where technology is everywhere, technology is a needed item. It’s something that can help but at the same time corrupt. Because technology is everywhere, we accept it all but overuse and and addiction is not a good thing, technology nowadays can be used in many ways, but when advertising theirs an image part to consider. Everywhere you go, you can see the effects of advertising on society.
My Senior Project will be concentrated on graphic design and the use of Photoshop. I like graphic design, so I chose to do it because I want it to be part of my future career. I’m mainly interested in Photoshop because I’ve seen what can be done with it. Since most graphic design is centered on advertising, I would like to make something that is renowned later in my life when I become a graphic designer. I like the special effects part of graphic design, and I might do things like that one day.
My research paper will concentrate on how graphic design in advertising effects society. I’m interested in logos and icons for stores. I will research how logos affect people and what people think when looking at them. When buying, usually you will notice organized but flashy things are a more materialized item, but pricing comes in to account also. For example, next time you see a clown you’ll probably think of McDonalds.
There are many controversies surrounding graphic design. Some, people feel some designs influence hate, such as gun designs, big brother posters, or Middle Eastern people holding gun posters, but when not smearing things and just on graphically design shirts they can be a good commercial good. My controversial issue will be how graphic design affects people in advertising. Some people might agree depictions of holy figures with graphic design might make a religion seem more appealing then it really is. With graphic design you may see it is a source of some conflicts but I see it as just a key thing in advertising.
This Senior Project will be a stretch for me because I’m not artistically imaginative and I’ve never used Photoshop before. However, I enjoy drawing things and do it as much as possible. I will be having my mentor, Mr. Morris, help me learn Photoshop. I will have to find out how advertisements affect people. I will have to learn how to do photo manipulation, and if I want to major in graphic design in college.
For the costs, I bought Photoshop, which was expensive. I will be printing things at Kinko’s for my presentation. I am getting things for my project that will enhance what people know about what I learned. Finally, I will buy things to make my project fancier.
My presentation will be a phenomenal; it will show off the graphic design skill I will acquire. I will be showing what I found out about advertising in Photoshop. I will be presenting the tutorials I did with my own adaptations I will be presenting most of my work on posters.

Consider the Location of the Apartment

While the apartment you are considering buying may be absolutely beautiful, you also need to consider its location. Look for an apartment that is near to the right highways, bus lines, or train lines before you commit yourself to living in the apartment for the next several months. Some landlords will allow you to move back in if you vacate the apartment while still paying rent whereas others will seize the apartment, cancel your lease, and impose penalty fees.

Should I Buy or Rent Real Estate? – Four Questions you Need to Ask

When you rent, you help your landlord pay down his or her mortgage. That may make you think that buying is a better option – but is it really? To decide which option is right for you, you need to ask yourself four questions:

1) What is my current lifestyle and job situation? You are a better candidate for buying if you have a stable job that does not require you to travel or relocate too often. This will make it easier for you to qualify for a mortgage and will ensure that you don’t have to pay extra to have your home looked after while you are away.

2) What are my finances like? Homes do require a larger output of money initially. You need to pay a downpayment, a mortgage, insurance, utilities, and other costs. At the same time, banks often do make special first-time-buyer. Do the research to find out how much you need and whether you like the home you can afford. Only buy when you have the savings to do so.

3) What are my long term financial and life goals? Buying a home gives you an asset and equity. This can help you in the future, since you can always sell your home or borrow against your equity in an emergency. Homes can also mean tax breaks for you. Consider how equity and tax savings can help you reach your retirement plans. If you decide that the cost of owning a home is not worth the financial payoff, be sure to at least start putting money aside into some sort of retirement investment – today. If you decide not to buy, you will need a larger nest egg in order to continue renting in your golden years.

4) What is my personality like? Would you be happy with a home and with the work it requires or would you become restless? Buying a home is a long-term investment – you may lose money if you decide to resell a home you have just purchased.

In short, renting requires less responsibility while buying requires you to adopt some stability in your life. Whatever you do decide, keep in mind that your decisions are not forever. If you decide that renting is right for right now, you still leave the possibility of buying open. If you opt to buy, you can still always return to renting. Just think ahead somewhat so that you choose the decision that makes the most sense for you in the short and long run.
